  • The Hiring Contract is between the hirer and the property owner, and it is deemed to be subject to the conditions of hire.

  • Upon the receipt of your booking form and deposit, you will be sent a confirmation of booking, detailing the balance, which is due two weeks prior to arrival.

  • On the issue of a confirmation of booking statement, in accordance with the forgoing procedure, the hirer is responsible for total agreed price, as shown thereon.

  • The booking deposit cannot be refunded.

  • The hirer undertakes to keep the premises, and all furniture, fixtures, fittings and effects in or on the premises in the same condition as at the commencement of the let, and also undertakes to leave the premises in the same state of cleanliness and general order in which it was found. The owner shall be compensated for breakages and damage which occur during occupancy, excepting reasonable wear and tear.

  • The cottage is normally available from 3:00pm on the day of arrival. Visitors are asked to vacate the cottage by 10:00am on the day of departure. These times can be adjusted if required, and visitors are requested to inform the owners of approximate arrival and departure times on the booking form, and if possible by telephone closer to the arrival date.

  • The owner is to be allowed access to the property at any reasonable time during the occupancy, if this should be necessary.

  • Baggage, personal belongings, and vehicles are at their owner’s risk at all times.

  • In the event of cancellation, refunds can only be made if the cottage can be re-let. Every effort will be made to do this, but late cancellation would make it more difficult.

  • Pets are welcome to stay at the cottage, but hirers are advised that they are responsible for the control of their dogs, particularly as there are sheep nearby and a public road just in front of the garden.

  • Bedding and towels are provided for short term lets (less than 1 month).
